January is always filled with great intentions and resolutions. If one of your goals is to get your house on the market in 2016 now is the time to begin that process.
The first quarter of each year is the perfect time to market your home for sale. Spring will be here before we know it and buyers will want to be in their homes by summer. This is a good time to concentrate on the outside appearance of your residence and lot, especially with lake property.

- Clean, clean, clean inside and out (windows, closets, etc.)
- De-clutter-think “show home” by removing excess photos and personal belongings.
- Touch up paint or paint a room or two if necessary.
Painting your front door is a great starting point. Having a pleasing view on approach, ensuring curb appeal, is important with any property. The entrance should appear welcoming, neat, and well cared for. This is a great time to put out pine straw, tidy up the yard, and get outdoor furniture in shape.
Freshening up the path leading to the lake is a good idea and getting the dock in great shape is important. Whether it’s power washing or painting, making it look the best possible is a must. Anything that can get done in January will help get your home ready for the upcoming selling season.
Showing lake homes early in the year accentuates the view since the leaves are gone and the lake levels tend to be up. For the lake homeowner, who is planning on selling, it can be beneficial to list early, as lake buyers are out first quarter.
